Hiring a Commercial Roofer? Here’s What to Know.
In our June blog, we shared the critical questions you should ask before hiring a residential roofing contractor. Those questions are equally relevant when it’s time to hire a commercial roofing contractor, but it’s important to note that many residential roofers don’t have the credentials to install a commercial roof.
In other words, the contractor that recently replaced the roof of your neighbor’s house might not be qualified to install - or even repair - the roof of the high-rise commercial building you manage.
Commercial roofs are often flat and usually have more complex HVAC and drainage systems than residential homes. They also incorporate specialized materials, like TPO and EPDM membranes.
Commercial roofers must have specialized knowledge, certifications, and insurance to handle the commercial-grade materials and equipment used in large-scale commercial roofing projects, and many residential roofers do not.
In addition, commercial roofing projects typically involve larger teams, longer timelines, and more complex safety requirements and regulations. The residential roofer with a team of three working short-term projects may not be equipped to manage a team of 20 while liaising with regulators and subcontractors over several months.
We know what it takes, and we’re aware of all the commercial roofing requirements and regulations (which vary from state to state) because we’ve been in this industry for over 20 years.
Fast Roofing Solutions President Jose Gaona installed and repaired commercial roofs for one of America’s leading roofing companies for nearly two decades prior to launching Fast Roofing Solutions in 2022 with his wife, Adrianna.
“I had spent more than 20 years honing my skills related to commercial roofing,” Jose says, “but Adrianna and I knew we wanted to bring that experience into a company of our own where we could guide our customers through the entire process, from contract to clean up.”
Jose says they like to give each client a little more than they expect. “If I’ve finished a job but I see something more I can do to enhance the property, I’ll do it without charge. Giving those little ‘extras’ makes us smile.”
Although you can’t expect this level of care from every qualified commercial roofer, here’s what you should expect, at a bare minimum:
✓ Several Years of Experience | ✓ Proper Licenses & Certifications |
✓ Strong Safety Record | ✓ Material & Workmanship Warranties |
✓ Bonded & Insured | ✓ Complete Transparency at Every Step |
A good roofer should also provide a detailed estimate and a clear timeline for the project’s completion.
Finally, check each contractor’s references and get multiple quotes.
